Question: Does anyone know of a good business loan source who offers collateral based loans?

I own an investment property with a lot of equity and I would like to cash out and purchase a restaurant. I must move quickly on the restaurant, and I'd prefer not to deal with the hassle of trying to obtain a home equity line in this market...but I would still like to use the investment property as collateral. Does anyone know of a good resource? I'm in Georgia if that matters. Thanks!
