What house insurance coverage should a first time home buyer get?
Water Heaters and Furnaces! First time home buyer!?
Hi I am looking at a house and considering an offer. I like the house, but both the furnace and the water heater are 17 years old. That concerns me. I have found costs for a water heater and it looks like it would cost around a 1000 dollars to replace a water heater, but I cant find any prices on furnaces. About how much would it cost me to replace a furnace?Do you think the age of these two things should cause me to lower my offer, and if so by how much.Thank YouThe house is a little over 1300 Sq FT.I have seen 50 gallon 40,000 btu water heater tanks for about six hundred dollars. I am estimating the water heater will cost 1000 dollars installed. There is two bathrooms. I dont know the manufacturer of the current water heater or furnace.I am having it inspected.I am currently offering 6,000 less than asking price.A fair price is whatever the seller and I end up agreeing on.Thanks everyone.
Potential home buyers: would you rather see white, painted kitchen cupboards, or poorly refinished and stained
Here's the deal We plan on selling our house within the next year, and our kitchen cupboards are, I think, a mess. They are old 80s style oak with fake oak laminate panels on the inside. We knew something needed to be done, so they are completely torn apart and sanded. However, there appears to be damage steam? to the bottom of several upper cupboards and around the dishwasher that I can't sand out. I propose that it would be best to slap down some white enamel paint, but my husband feels that a potential buyer would prefer wood cupboards, even if they are looking rather worse for wear. What do you think? Our countertops are a light grey stone ? and other comparable homes in our neighborhood go for around the 320,000 mark

we are planning to remodel the master bathroom in our house and weren't sure if we should keep the his hers sink set up or just make it a single sink and have much more counter space. we don't particularly care for the his hers set up but if it would be a great selling feature, we'd keep it.
Any advice for a first time home buyer regarding termite treatment and inspections?
I have found a home that I really like which is in my price range, however, the house has been treated for termites within the last 6 months. The traps will remain in place and the termite coverage is good for another 6 months. I am unsure if this will be a wise investment. Does anyone have any experience with a similar situation?

Why do home buyers always want a finished basement?
I don't get it sometimes. Like my parents tried to sell their house and it was estimated at $229,900. Well in the terrible job market area of Northwest Pennsylvania, you had to expect to not get that much for it. They only sold it for $170,000 and it took 2 years. Well I would help them with the open houses and let me tell you I'm amazed with people. Everyone always expects too much for a nothing and expect too much out of the previous homeowners. But get this, out of the first 10 couples that came in, none made an offer. But 8 out of the 10 asked to see the basement first compared to anywhere else or said they wanted a finished basement. And I'm like wow, even with the 3 car garage, carpeted hallways, new cabinets, new stove, a refrigerator to be given to whomever moves in, a half acre backyard, and a freshly paved driveway, they care more about the " finished basement" . You can't expect to have everything handed to you. If the finished basement matters so much to people why don't they do the darn thing themselves? If my parents were to have finished a basement, then someone who were to make an offer wouldn't want a basement, then it would be a waste of time. But I mean a finished basement would add $10,000 in value to the home. So would you rather have that added on to the house or buy the " house" for less? I mean if these home buyers want everything a la carte and want to spend $300,000 on a home with a tiny yard and a small driveway, then all power to them. But where I come from a " finished basement" isn't the end all be all of home buying.
1st time home buyer, trying to avoid oil tanks, share your knowledge!?
I am in Milwaukee looking at a house built in 1955 It has gas heating but MIGHT have an underground oil tank which could be under the driveway if my logic is right . Our offer has been accepted and since I do not want the headaches of an oil tank removal I need help finding out if there is one, 1 During the home inspection we came across about a 2 3" diameter by 2 foot long steel pipe with a threaded end coming out of the foundation in the basement on the inside inspector said there might be an UNDERGROUND tank. there is not one inside this is what the pipe looks like the bigger one I found a pic of a similar pipe, this is not my setup inspect ny.com oiltanks smallvent.jpg2 concrete slabs run around the whole house. I cannot find any vent or fill pipes in logical areas on the outside of the house3 Two neighbors say " all the houses on the street are from1955 1957" they say that the homes used to have them inside, What should we look for?Thanks for the helpful info Yahoo cut me off at a certain number of characters so I couldnt expound as much as I wanted to. I agree with what you said about the 3 8" lines coming in the house also about trusting the neighbors and I appreciate the info about the alternative to removal. The reason I can't find out from the previous owner is because it is a bank foreclosure. Most all of the homes we have looked at had oil tanks in the basement of the house. I will have to go back in the house when it is lighter and now that I have understood more about tanks i had no idea they existed before last month and look for more evidence while the realtor tries to check on some records. Home Buyers Report - weight baring wall?
I have just had my home buyers report back from the Surveyors they note a wall which has been knocked through and have mentioned this to the lenders and solicitors. The only problem is if it is a weight bearing wall, then the work will need a buildings certificate.Is it not the job of the surveyor to have reported whether the wall was a weight bearing wall or a studded wall in the report? I just want to get my facts right before i ring them as i dont want them to charge me extra saying this is not covered in the home buyers report and you have to pay for another survey etc Thanksyeah sorry bearing in the title just noticed the typo
